Do you own the land listed on this website?

Yes. We personally own each property or work directly with our trusted partners who have granted us full control and authority to sell the land.
All listings on this site are verified, legitimate, and ready for sale — no middlemen or third-party brokers involved.
This direct-ownership model is one reason we’re able to offer land at such affordable prices.


What kind of guarantee do you offer?

We sell properties using Warranty Deeds or Special Warranty Deeds, ensuring that each parcel has a clear title with no liens or encumbrances. Property taxes and association fees (if applicable) are always kept current before sale.


How can I find out about land use or building regulations?

While we provide zoning and land-use information to the best of our knowledge, buyers should always perform their own due diligence by contacting the county planning and zoning department where the property is located.
Provide them with the property’s APN (Assessor’s Parcel Number) for accurate details. Each listing on our site includes the county’s contact information to make this process simple.


Can I visit the property before purchasing?

Absolutely. Every listing includes GPS coordinates that you can use with any smartphone or car navigation system. If you’re unfamiliar with using GPS, contact us — we’ll be happy to guide you through it.
We also include a Google Maps tutorial link on each listing. Before traveling, always confirm that your directions make sense, as one incorrect number can cause errors in routing.


Are you real estate agents or brokers?

No. We are not real estate agents or brokers.
We either own the property outright or represent our partners with full contractual control to sell the land.
Because we handle everything in-house — from marketing to documentation — there are no commissions or third-party fees, which allows us to pass significant savings on to our buyers.


Does the property have utilities?

If utilities are available, they’ll be clearly stated in the property description. Otherwise, assume the property is off-grid.
As with zoning information, we encourage buyers to contact the county directly for the latest updates on utility access using the property’s APN.


Do you offer owner financing? How does approval work?

Yes! We offer simple owner financing with no credit check, no qualification, and 0% interest.
Just make a small down payment and affordable monthly payments — it’s that easy.
Payments can be made via credit or debit card for the down payment, with monthly installments automatically drafted from your checking or savings account via ACH.
You may pay off your balance early without penalties, and we offer discounts for early payoff.


What payment methods do you accept?

  • For cash sales, we accept cashier’s checks, ACH bank transfers, wire transfers, and credit or debit cards.

    For owner-financed (installment) purchases, buyers can choose between two convenient options:

    • Credit or debit card payments are processed securely through our checkout system, or

    • Automatic ACH bank drafts (monthly withdrawals directly from your checking or savings account).

    An active email address is required to set up financing, and payments are processed automatically each month for your convenience.


For a cash purchase, are there any additional fees?

No. The price you see on the property listing is the total price — no hidden fees.


Is there a document fee?

No. We cover all administrative costs, including recording fees, notary fees, transfer taxes, and related expenses.


Are there any back taxes on the land?

We ensure that all properties are free of back taxes before sale. (If a rare exception exists, it will be clearly disclosed in the property description.)


Who pays property taxes during financing?

During the financing term, buyers are responsible for paying property taxes and any POA/HOA fees (if applicable).
We can conveniently divide these costs into monthly payments if you prefer.
Once the loan is paid in full, we record the deed in your name and you’ll begin receiving tax bills directly from the county.


When will I receive my deed?

After the final payment, your deed will be notarized, and a digital copy will be emailed to you before we submit the original to the county for official recording.
The county will then mail the recorded deed directly to you, typically within 2–3 weeks.


When can I start using the property?

You’re welcome to begin using or improving the property immediately after purchase — even while on a financing plan — as long as payments and taxes remain current and you follow all county and HOA/POA regulations.


Can you hold a property for me?

Properties are sold on a first-come, first-served basis.
If you’d like us to hold a specific property, we can do so for up to two weeks with a non-refundable deposit. Contact us for the deposit amount and terms.


What is your refund policy?

All sales — including cash purchases, financing down payments, and deposits — are final.
We encourage all buyers to conduct proper due diligence before purchasing to ensure the property meets their needs.


What happens if I miss a payment?

We offer a 30-day grace period for missed payments.
If you anticipate being late, please contact us as soon as possible — we’re happy to work with you to keep your account in good standing.
